Industrial Warehouse Transformed into Urban Lofts

Project Overview

This adaptive reuse project converted a 1920s industrial warehouse into six distinctive loft-style residences, preserving the building's historic character while creating modern living spaces. The conversion required navigating complex zoning changes, historic preservation guidelines, and extensive structural evaluation. We maintained the building's industrial aesthetic, exposing and highlighting original brick walls, heavy timber beams, and steel columns. Large factory windows were restored and supplemented with new energy-efficient units matching the original proportions. Each loft unit ranges from 1,200 to 1,800 square feet with 14-foot ceilings and open floor plans that celebrate the building's generous proportions. Mezzanine sleeping areas were added in select units, accessed by custom steel and wood staircases that complement the industrial aesthetic. Modern building systems were carefully integrated—new concrete floors with radiant heating, exposed HVAC ductwork painted to coordinate with the design, and concealed sprinkler systems meeting current fire codes. Kitchens feature concrete countertops, stainless steel appliances, and custom steel shelving. Bathrooms combine subway tile and industrial fixtures with modern conveniences. A common roof deck provides outdoor amenity space with city views. The project demonstrates successful adaptive reuse that honors historic fabric while meeting contemporary housing needs and building codes.
